FunctieomschrijvingPosition: Project Manager (Construction) The Project Manager plays a pivotal role in unlocking the potential of Leonardo Hotels Benelux by leading and managing key strategic projects. With a keen eye for detail and exceptional project management skills, this role will oversee a wide range of activities to enhance processes, streamline procedures, and ensure timely delivery of projects within budget. Through exemplary leadership and strategic thinking, the Project Manager will drive our business forward. Key Responsibilities:
Concept Creation: Contribute to concept development and ensure all stakeholders are informed and aligned with the concept.
Project Management: Lead and manage hotel development projects from inception to completion, including feasibility studies, site selection, budgeting, tendering, coordination with external partners (such as local project managers, architects, designers, cost consultants, and contractors), overseeing the execution phase, and ensuring successful project delivery.
Financial Planning: Prepare and manage project budgets, forecasts, and reporting; ensure adherence to project budgets.
Stakeholder Management: Collaborate with internal teams, including finance, operations, IT, marketing, and legal, as well as external partners such as investors, contractors, and suppliers.
Execution: Organize, lead, and complete the final delivery phase of projects, ensuring a formal handover to Operations.
Quality Control: Ensure continuous quality control throughout all project phases to guarantee proper concept implementation.
Concept Integration and Execution: Expertly manage the integration of OS&E (Operating Supplies & Equipment), styling, and operational processes. Demonstrated ability to work with design teams, suppliers, and operational staff to ensure all elements align with the project's overall aesthetic and functional vision.
Regulatory Compliance: Coordinate and monitor all development activities to comply with local, state, and federal regulations, including zoning laws and environmental requirements.
Risk Management: Identify potential risks related to development projects and develop mitigation strategies to minimize impacts on timelines and budgets.
Industry Trends: Stay informed and identify industry trends to inform project strategies.
Reporting: Prepare and present detailed project reports to senior management, highlighting progress, challenges, proposed solutions, financial status, and recommendations for improvement.
Team Leadership: Inspire, guide, and support junior team members, fostering a collaborative and results-driven work environment.
We’re looking for someone:
Bachelor’s degree in Construction, Architecture, Real Estate, Hospitality Management, or a related field.
5-7 years of experience in hotel development or a similar role within the hospitality industry.
Strong knowledge of hotel market dynamics, development processes, and project management principles.
Travelling will be required in this role to all Leonardo Hotels across the Benelux Region
Proven experience in managing multiple projects simultaneously, with a strong track record of delivering on time and within budget.
Excellent financial analysis and budgeting skills.
Exceptional communication, negotiation, and interpersonal skills.
Knowledge of sustainability practices in hotel development.
Comfortable in using project management software and tools.
Ability to work effectively in a fast-paced, dynamic environment.
Fluency in both English and Dutch required.
